Features
Deposit compliance, run like a system instead of a memory test.
State deadline engine
A 50-state dataset (v2 — rules verified 2026-10-18, re-verified monthly) of return deadlines, deposit caps, and statement rules. Core states — CA, NY, TX, PA, FL, IL, AZ, WA — are cross-verified against two or more sources; other states carry an in-product verification warning.
Photo-proof validation
Every deduction line must carry its move-in, move-out, or post-repair photo evidence before a statement can be marked ready — the evidence the law now demands (e.g. California AB 2801) and the evidence tenants already collect on their side. Hosted photo storage (the vault) is on the roadmap; today the API validates the photo reference on each line.
Blocker validation
No photo attached = no ready statement. Deductions can never exceed the deposit, and wear-and-tear wording is blocked instead of flagged. Receipts are enforced where a state requires them (e.g. CA ≥ $125).
Depreciation proration
Every deduction is prorated to the item's remaining useful life — the court standard — so the number on your statement is the number a judge would compute.
Compliance prompts
Deposit-cap checks at setup (e.g. CA's one-month cap, with the small-landlord exception prompt), CA receipt-threshold prompts, and electronic-return prompts where state law requires offering one.
Court-ready statement
A PDF-ready itemized statement with refund math and the deadline it was generated against. A delivery log is on the roadmap. The disclaimer — this is a documentation tool, not legal advice — is printed on every statement.
Straight answers
From our launch FAQ.
Is this legal advice?
No. DepositProof is a deadline, documentation, and arithmetic tool. State rules are compiled from published secondary sources (dataset dated 2026-10-18, core states cross-checked); landlords in other states should confirm with local counsel.
Do you hold deposit money?
Never. We never touch funds, bank accounts, or rent. We track dates, photos, receipts, and math — your money stays where it is.
I already use TurboTenant / Avail
Keep it for rent collection — its own comparison tables list compliance as not included. DepositProof is the compliance layer they don't sell.
Can I cancel?
Anytime, self-serve. Your data exports on request today; self-serve vault export (CSV plus a photo ZIP) is on the roadmap — your evidence is never held hostage.
